The Treehouses are 2-3m off the ground, and there are ladders up to high bunks. There are guard rails all around and it has been safely built to current Building Regulations. Great consideration has been given to making it as safe as possible. However we cannot be held responsible for anyone who wishes to climb over these barriers and put themselves at risk. We accept that 'boys will be boys'! If you are the sort of person likely to sue in such circumstances, then please do not come!

Cleaning is charged at £10 per hour. If, following the Term the property or any of its contents are found to be damaged, save those reported to the Landlord upon taking occupation, the responsibility for compensating the Landlord for remedial works or replacement of goods will be the Tenants, save fair wear and tear, and any costs will be deducted from the Tenants Security Bond, or an invoice sent to the Tenant should the sum be greater than the level of Security Bond held.

The security bond will usually just be held on your card, but is payable a few days before if it is a last minute booking.

- If you are from overseas or wish to pay by “CHAPS” / Online Bank Transfer, please ask the Landlord for the bank details and quote the main booking surname as reference.
- Or we can sometimes arrange payment by Paypal.
- And please notify the Landlord by E-mail when an online bank transfer has been made.
The Landlord reserves the right to relet the property if the balance of the Rent and Security Bond due has not been received by the due date, and to retain the Reservation Deposit paid.
The Security Bond can be paid at a later time as the balance of Rent, no later than 2 DAYS prior to the start of the Term.
The Security Bond paid shall be retained by the Landlord as security for performance of the Tenant's obligation and shall be repayable to the Tenant only after the end of the term (usually within 7 working days) and then without interest and therefrom after deduction of any sums required to compensate the Landlord whether wholly or in part for any breach of obligation on the Tenant's part. The Landlord will endeavour to help resolve any disputes arising as a result of any losses, damages or breaches.
Where the Security Bond does not cover the cost of compensation to the Landlord the Tenant agrees to settle additional costs.

One set of bed linen, one bath and one hand towel are supplied per person. Tea towels are supplied in the Kitchen. The tenant will be responsible for any loss or damage to the supplied linen and replacement costs will be deducted from the Security Bond.

The tenant agrees to leave all keys supplied, in the property on the day of departure. Loss of, or damage to the property's keys will result in a charge of £15 per set.

Once the Reservation Deposit has been paid, a binding contract has been deemed to have been made between Tenant and Landlord and the Tenant will be liable for all the charges of the booking. Cancellation can be made within your booking portal or by email to the landlord. For a cancellation within 30 days of the start of the tenancy the following refunds will apply:
- 30 days notice – fully refundable
- 15-29 days notice – 75% refund of Rental fee plus damage deposit
- 7-14 days notice – 50% refund of Rental fee plus damage deposit
- 3-6 days notice – 25% refund of Rental fee plus damage deposit
- 2 days notice – damage deposit refund only
Should the Term be curtailed (cut short), resulting in the Tenants surrender of possession of the property sooner than the agreed Term, the Landlord shall not be liable to pay any refund of rent or fees to the Tenant in respect of the booking, or any costs incurred by the Tenant as a consequence of the curtailment of the Term.
The Landlord strongly recommends that the Tenants insure their booking with a cancellation and curtailment insurance policy.
The Landlord does not expect to have to make changes to your booking, but very occasionally problems may occur and bookings may have to be changed or cancelled. If this does happen, the Landlord will contact the Tenant as soon as possible to inform them of the cancellation or change. In the event of a cancellation, the Tenant will receive a full refund of all monies paid to the Landlord.
Force majeure
Except where otherwise expressly stated in these Terms and Conditions, the Landlord shall not be liable for any changes, cancellations, effect on your holiday, loss or damage suffered by you or any failure by the Landlord to perform or properly perform any of his respective obligations to you which is due to any event/s or circumstance/s beyond the reasonable control of the Landlord (referred to as “force majeure” in these Terms and Conditions). By way of an example only, force majeure includes fire, flood, exceptional weather conditions, epidemics, destruction or damage of the property by any cause and all similar situations. No compensation, expenses, costs or other sums of any description will be payable in such circumstances by the Landlord.
Maintenance and complaints
Whilst every effort has been made by the Landlord to provide you with the accommodation you desire, occasionally properties, their installations, fixtures, fittings, equipment and appliances may require remedial working in the event of a failure or breakdown. It is essential that you contact the Landlord at your earliest possible opportunity, whilst you are in residence, to report any failure or breakdown observed. The Landlord will respond to any such report as soon as practicably possible with a view to instructing remedial works to limit any inconvenience that may be caused to you during your occupation of the property. Complaints made by you of a transient nature (i.e. cleanliness, heating, etc.) following expiry of the term of your occupation of the property can not possibly be investigated and will not be considered by the Landlord.
The law
This Agreement is governed by the laws of England and Wales and the parties submit to the non-exclusive jurisdiction of the English Courts.
It is a condition of this contract that the booking tenant is over 23, there is no smoking inside the property, and that no pets are allowed at the property.
